Mosmans highest house price for 2023: Balmoral Slopes home sells for about $19.5m

A three-level family residence designed by celebrated architect Susan Rothwell has sold for about $19.5m, the highest price in Mosman this year.

The five-bedroom residence at 15 Burran Ave is the family home of Karen and Richard Leon, former CFO of automotive software company Infomedia and interim CFO of tech firm Altium.

Situated on the exclusive “Balmoral Slopes” side of Mosman, the residence is on a 936sq m block.

The sold sticker went up on Thursday night but the sales agent, Stefon Bertram of Pello, who shared the listing with his colleague, David Smealie, was tightlipped when contacted about the result.

Yet other sources said it was bought by an upper north shore family who paid about $19.5m.

It’s understood there were five parties keen on the house, which had been on the market for 23 days.

The expressions of interest campaign wasn’t due to close until July 27.

In 2016 the Leons had paid $11.8m when they bought it through Bertram from Queensland Mining’s main shareholder Jun Qiu and Ken Deng.

At the start of the campaign, Bertram had said, based on comparable sales of about $19m, he anticipated a result in the “high teens”.

He’s excelled himself with the result, which exceeds the $19.25m paid by high-tech drainage company Rainsmart Solutions owner, Minon Desai, and his wife, Reshmaben, who didn’t need a mortgage when they bought the Shellbank Ave home of mining magnate Craig Williams in April.

Are market conditions frosty this winter?

That originally had a price guide of $25m and was on the market for more than six months.

It also betters the rumoured $19.1m paid by a Clontarf couple for 3 Pursell Ave, owned by Dilcara construction company director Antoine Gittany and his wife Barbara Zitianellis, on June 22.

That was a Beauty Point record. An Instagram post at the time by the Ray White Lower North Shore sales agents Sabrina Gao and Gemma Simons said it had been the second-highest sale in Mosman for 2023.

The asking price guide had been $20m-$22m.

There was also a $19m sale in March. Software and IT recruitment businessman Sukender Jain bought the Queen Federation mansion Urunga at 2 Buena Vista Ave. The home of antique collector Edmund Braude had been on its second campaign, having originally been listed in March, 2022 with a $25m guide.
